The real estate business is tough. 75% of realtors fail to renew their license after the first year and 87% leave after the first three years. A successful Realtor makes the job seem simple. Inexperienced agents don’t understand the work required to bring a sale to a successful close. I am a consultant and advisor throughout the transaction and at my client’s side from start to finish in the selling and/or buying process.

How many hats do I really wear?
Stager/Decorator
I meet with clients months before we go to market. Together, we create a “to-do” list to prepare the home to show, identifying what needs to be edited/decluttered and establishing the issues that must be mitigated or addressed to get top dollar. This can be a painful process. Those favorite drapes may have to go, as does that beloved piece of polarizing art. A fresh coat of paint might be necessary, too. I never strip a home of its soul but rather ensure we are putting its best face forward.

Marketer
I vigorously market your property. Buyers begin their search online, so it’s crucial your home stands out. My architectural photographer captures magazine-quality images that my design team and I use to create mailings, print and digital ads, e-blasts, and an array of social media content to showcase your home in the best possible light. My marketing is upscale, elegant, and speaks to the luxury market.
Your first-class home deserves first-class marketing, and I always deliver.
Market Analyzer
Every home is unique and must have its custom market research. A great deal of analysis is done to determine the best price the market will bear. This is perhaps the most important decision a seller and I can make. I research comparable properties in the neighborhood and study price per square foot whilst taking into account broad macro issues that impact housing: interest rates, political climate, unemployment, and zoning. After over 30 years in the business, I have a pretty good hunch where a home will trade. Clients claim I have an encyclopedic knowledge of the market; inventories, schools, seasonality, the players, developers, good and bad! My experience allows me to make an informed conclusion based on a combination of art and science.
Market analysis is not a one-size-fits-all. The devil’s in the details! My customized plan will position your home to capture the market’s attention.
Therapist
Moves can be challenging. They often coincide with life’s inflection points: birth of a baby, death of a spouse, marriage, divorce, relocation, the empty nest. These transitions can be fraught with sentiments and compounded by the move. I’ve held hands, wiped tears, offered encouragement, listened attentively, and provided, as one client said, 'late night therapy sessions' to ease whatever concerns might be challenging the sale.
I’m always there to guide my clients through the ups and downs of the process.
Negotiator
The ability to negotiate is an undervalued skill in the sales process. The normal transaction will have many points of difference beyond agreeing on a price. Creativity, rather than combativeness, wins the home sale process. Brokers prefer to do deals with me; they know that I fight for my clients, but I am also a straight shooter—integrity matters.
A client once dubbed me “the velvet hammer,” thanks to my tough but collaborative style.
Quarterback/Teambuilder
There are many players in every real estate transaction. I build the team from the beginning to the end: painters, contractors, stagers, landscapers to style the property, lawyers, lenders, surveyors, and title companies to process the deal. I have contractors that address any issue that may arise. I’ve even tracked down a safecracker! I helped manage the whole process.
My team is collaborative and without drama! Sometimes, it does indeed take a village to sell a home.
Housekeeper
I have been known to make beds, put dishes in the dishwasher, shovel snow, sweep leaves, and hang up clothes, especially when a request comes in for a last-minute showing. I have even gotten out the pooper scooper!
I make sure your home is at its very best each and every time a potential buyer schedules a showing.
Takeaway
It is an incredibly rewarding and demanding business. I’m called to wear many hats every day. I guide my clients through this very intimate process from start to finish.
