Hope your Summer is off to a great start! In this edition of the Domos Report, we’re looking at how tariffs are impacting the housing market. With rising costs and economic uncertainty, buyers and sellers are feeling the pressure—but real estate remains a smart, stable investment. Here’s what you need to know.
Do Tariffs Affect Housing Market?
Tariff turmoil has created some nervous buyers and sellers, for the remainder of 2025, the housing market could be choppy during this time of economic uncertainty. Fortunately, throughout the recent decades (with one notable exception in 2008), residential real estate has been a steadying force in turbulent times. So, as we buckle up for what we hope is just a short period of disruption, here are some things to keep in mind.
Inflation
Tariffs have rekindled talk of inflation, so homebuyers need to understand that hard assets such as real estate can be a reliable inflation hedge.
With tariffs impacting key construction materials like lumber, drywall, steel, and aluminum, we may see increased costs in home improvement projects. If you've been considering upgrades—like a new appliance or rebuilding your deck—it might be wise to act sooner rather than later.
Interest Rates
Mortgage rates are on the move, and buyers must be prepared. If you need financing, make sure you are working with a mortgage broker who will keep your pre-approval current based on rate fluctuations. Remember that if you have to accept a slightly higher rate today, refinancing is always an option down the road.
Inventory
Sellers also may be tempted to take a step back and not list right now, but two factors are working in their favor: It's peak spring market, so more buyers are out looking than at any other time of year. Secondly, inventories remain historically low, so sellers are facing less competition. Units priced right often sell with multiple offers and over list price.
Many homeowners remain on the sidelines, locked into ultra-low “COVID-era” interest rates. Upgrading to a larger, more expensive home now means taking on significantly higher mortgage payments — a tough trade-off for many. Meanwhile, the Chicago market has seen relatively limited new housing construction since the mid-2000's compared to other major cities.
