Hope you had a wonderful Thanksgiving! In this edition of the Domos Report, we’re digging into Chicago’s Luxury & Broader Market: Moment Meets Momentum. As demand strengthens and premium inventory remains tight, both buyers and sellers are navigating a market defined by competition, confidence, and opportunity. Here’s what you need to know.

Chicago’s high-end real-estate scene is buzzing. Homes priced above $3 million are selling faster than we’ve seen in years, as well-qualified buyers compete for a shrinking pool of premium listings. According to Crain’s Chicago Business, sales of $4 million-plus properties have already surpassed 2024’s full-year total — with time still left in 2025. Demand is strong, supply scarce, and premium properties are commanding more attention than ever.

At the same time, neighborhoods like the Gold Coast and Lincoln Park are showing sharp gains. In Lincoln Park, the median price for single-family homes jumped 37% year-over-year to $2.43 million, even as new listings fell nearly 50%and inventory dropped by more than 60%. In the Gold Coast, single-family prices climbed 30% to $3.33 million, while closed sales doubled and inventory fell 36%.

Both areas show steady upward trends in median sales prices since early 2024. Meanwhile, across the broader market, Chicago had a lead in price growth over other major cities. That growth has narrowed but remains positive. Chicago is still very affordable relative to other major U.S. cities, which is a great asset of this wonderful city.
